What a Bathroom Renovation Costs in Bangkok (2026)

What a mid-range renovation includes

A ฿120,000 quote should cover seven distinct line items.

  • Demolition. Removing old tiles, fixtures, and the original waterproofing.
  • Waterproofing. New membrane on floor and walls. Mandatory in condos. Skip it and the unit below floods within a year.
  • Plumbing. New pipes, connections, and fittings.
  • Tiling. Floor and wall tiles with grouting.
  • Fixtures. Toilet, shower, faucets, mirror, vanity.
  • Electrical. Lighting, exhaust fan, water heater connection.
  • Finishing. Paint, trim, accessories.

What drives the price

Size, but not linearly

A 4 sqm bathroom runs around ฿120,000. An 8 sqm bathroom runs around ฿160,000. Material cost scales with size. Labor does not. Demolishing and waterproofing a small bathroom takes nearly as long as a large one, so the per-square-meter cost is higher on smaller jobs.

The condo premium

Condo renovations cost 10 to 20 percent more than the same job in a house. Three reasons:

  1. Building management fees and renovation deposits. Some Sukhumvit buildings charge ฿30,000 just to start work.
  2. Restricted hours. Most buildings allow noisy work only between 9 AM and 5 PM, weekdays only.
  3. Logistics. Hauling 500 kg of tiles up a service elevator is slower than driving a truck to a house.

Materials

This is the biggest variable. Thai-made COTTO ceramic floor tile costs about ฿300 per sqm. Imported Italian porcelain costs about ฿2,000 per sqm. On a 20 sqm order that is a ฿34,000 difference, and the labor to install either is the same.

The same logic applies to fixtures. A COTTO toilet runs ฿4,000. A Toto Neorest runs ฿120,000.

How to spend less without cutting quality

  1. Keep the existing layout. Moving plumbing is the single most expensive change. If the toilet and shower work where they are, leave them.
  2. Mix material grades. Use premium tile on the wall behind the vanity. Standard tile everywhere else. Nobody inspects the floor next to the toilet.
  3. Buy Thai brands. COTTO and American Standard are manufactured in Thailand and deliver real quality at a third of European prices. Save the import budget for the rain shower head you touch every day.
  4. Give two to three weeks lead time. Rush jobs cost 15 to 25 percent more, and some imported tiles take a month to arrive.
